PROJECT EVOLUTION
THE CHALLENGE
The main challenge of the project consisted of the development of a logistics platform in the Circuito Cheste Industrial Estate (Valencia), designed under criteria of operational efficiency, advanced functionality and environmental sustainability.
The scheme required precise technical definition from the initial stages in order to ensure an optimised implementation of a 26,307 sqm logistics warehouse, guaranteeing proper coordination between disciplines, minimisation of clashes and overall design consistency.
The project also required a strategy aimed at achieving BREEAM sustainability certification, integrating construction and technical solutions aligned with the most demanding environmental standards.
In addition, the development required the application of advanced digital tools to improve technical coordination, validate design solutions in a virtual environment and ensure rigorous control across all project phases.
OUR SOLUTION
ASPOR Engineering participated in the full development of the project, taking responsibility for the Basic and Detailed Design, Site Management and overall technical management of the scheme.
The work began with the preparation of the Basic and Detailed Design using BIM methodology, together with the drafting of the technical tender specification for the construction works, ensuring a precise definition of scope and a solid basis for execution.
In parallel, the management and monitoring of the geotechnical study and topographic survey were carried out, ensuring a proper characterisation of the site for the development of the asset.
The project development was supported by full BIM modelling, enabling advanced multidisciplinary coordination, early clash detection and design optimisation from the earliest stages. Based on these models, virtual interaction environments were implemented and a Virtual Reality application was developed, facilitating project visualisation and technical decision-making.
During the construction phase, ASPOR assumed Site Management, supervising the correct execution of the works and ensuring compliance with deadlines, quality standards and technical requirements. In addition, building systems, the Fire Protection Project (PCI), and the performance report submission process before the relevant authorities were managed.
Furthermore, the management and monitoring of the BREEAM certification process were carried out, integrating sustainability criteria into both the design and execution of the asset.
Thanks to this integrated approach, a highly coordinated, technologically advanced logistics platform was delivered, aligned with the highest standards of sustainability and efficiency in the sector.
